The entire second floor of this Frisco home was carpeted, from the curved catwalk over the stairs to the bay-window bedroom. The homeowners wanted real wood upstairs, so we planned a full carpet to hardwood conversion with hardwood flooring that would be built, sanded and finished right in the house.
We installed 3 1/4-inch #1 red oak solid hardwood over felt across about 1,427 square feet, including two small tile areas by the Jack-and-Jill bath that came out so the wood could run through. Because the floor is site-finished, every board was sanded flat together after installation, given a medium scrape texture, and sealed with two coats of oil-based polyurethane. That is why the catwalk, landing and bedrooms read as one continuous floor with a hand-worked surface.
Project Highlights: Hardwood Flooring Frisco

- Dustless sand and finish with a medium scrape texture
- Two coats of oil-based polyurethane
- Red oak reducers milled to match the floor
- Baseboards pulled and reset, about 503 linear feet
Why Site-Finished Red Oak Works Upstairs
Red oak hardwood floors are a Texas classic for good reason: the open grain takes texture and stain beautifully, and solid wood can be sanded and refinished for decades. Finishing on site lets us flatten every seam and add a scraped texture that hides everyday scuffs, which is a big plus on stairs-adjacent catwalks and kids’ rooms.
